If you live in The Woodlands, Spring, Conroe, Cypress, or anywhere along the Gulf Coast corridor, the question of whether your policy actually covers storm and flood damage is one worth asking before August turns into September.

The short answer: it depends, and the details matter a lot more than most people realize. Let us walk through some of the most common misconceptions we hear.

Myth: Homeowners Insurance Covers Flood Damage

This is the big one. Standard homeowners insurance policies do not cover flooding. Full stop. Whether the water comes from a hurricane pushing a storm surge inland, heavy rainfall overwhelming drainage systems, or a nearby bayou jumping its banks, damage caused by rising water is almost universally excluded from a standard home policy.

Flood coverage requires a separate policy, either through the National Flood Insurance Program (NFIP) or a private flood insurer. For families in Spring, Conroe, and The Woodlands, where significant rainfall events have caused serious flooding in recent years, this distinction is critical. Many homeowners discover this gap only after water has already entered their home, which is far too late to do anything about it.

Myth: Hurricane Wind Damage Is Always Covered the Same Way

This deductible is often calculated as a percentage of your home’s insured value rather than a flat dollar amount. That means on a $400,000 home with a 2% hurricane deductible, you could be responsible for the first $8,000 out of pocket before your coverage kicks in.

Homeowners in the greater Houston metro, including Cypress and the areas around Spring and The Woodlands, should read their policy carefully to understand whether a separate wind or hurricane deductible applies and what the percentage is. Myth: If the Storm Caused It, Insurance Will Pay for It

Myth: I’m Not in a Flood Zone, So I Don’t Need Flood Insurance

Flood zone designations are updated regularly, and even properties that fall outside high-risk zones can flood, especially in areas like Conroe and Cypress where development has changed drainage patterns over time. In fact, a significant share of flood claims come from properties that are not in a designated high-risk flood zone. Flood insurance is available to most property owners regardless of zone designation, and in many cases the premiums are lower than people expect for lower-risk properties.
